Non-Realty Addendums – Don’t Forget Them!

Okay, real quick, some advice for sellers. If you have agreed to sell any non-realty items—things like a fridge, washer, dryer, or any sort of furniture, as you know from watching some of my other videos—I could go on and on and on.

But if you agree to sell any non-realty items and they’re on the non-realty addendum, please leave them. Don’t forget, because in the frenzy of moving, I know we’re all human, and you can forget that you agreed to leave some things for the buyer.

If it’s on that non-realty addendum, it has to be on a non-realty addendum that’s part of the contract. If it’s just verbal, it doesn’t exist.

Some examples of things that I’ve seen: sellers agreed to leave the refrigerator. They signed the non-realty addendum, and in the frenzy of moving, they loaded up the fridge because they totally forgot about it.

You go into your final walkthrough, and it’s disappeared. It’s not there.

Oops. No, not “oops.” The seller has to make it right or make up for the cost of a fridge for the buyer.

I’ve learned this the hard way. When buyers go to do their walkthroughs, I’m sometimes blindsided because my clients loaded up things they were supposed to leave behind.

So, sellers, double-check that non-realty addendum before you leave. Make sure you’ve left everything you agreed to leave for the buyer.
