Why is no one looking at my house?

The real estate market completely dies down when school starts in our rural area. We start seeing it at the 4th of July, and then not again until the end of September does it pick back up.

But really, when school starts, there are weeks that will go by with no phone calls from buyers. So sellers, if your property is on the market and you’re not getting any showings right now, when school starts, it’s because buyers have their minds on starting school and school alone and getting their kids into school. And it’s not buying a house.

So if your house is on the market the next several weeks, there could potentially be 0 showings. I always tell my sellers, this is a really dead time of the year. Just buckle up. And historically it has been.

But just no sellers, if your agents aren’t communicating with you about this timing and you’re wondering what’s going — on this what’s going on. School started and nobody’s buying houses right now.

This time of the year, you know who calls? Sellers.

Do you know why sellers start calling this time of the year? Its because they’re thinking about year end. They’re think about what’s going to happen at the end of the year, so we get a lot of calls at this time, ‘Hey, we’re thinking about listing’, ‘We’re starting the listing process’, ‘Summer’s kind of over. School has started. We’re thinking about the upcoming year already…’

They’re getting in their minds, ‘We’re ready to sell.’
